    PENINSULA TOWN CENTER - THE CHAPMAN EXPANSION

    Transforming Empty Retail Space

    The Chapman Expansion at Peninsula Town Center explores an exciting approach to the adaptive reuse and urban infill of retail space. Originally built as ground floor retail space in a mixed-use development, changing markets dictated a reduced demand for retail space and an increasing need for residential apartments. The space is reconfigured as 1-, 2-, and 3-bedroom apartments that utilize the existing high ceilings and large storefront openings to bring daylight into these deeper-than-average units. Polycarbonate screening elements washed in adjustable LED lighting within each unit serve to define the living space and provide screening in both directions, giving privacy on the residential side while providing dynamic visual interest on the public side. New exterior treatments at previously undeveloped retail spaces bring an appropriate pedestrian scale to the units through materials and new exterior yard spaces at 12 units.

    PMA's design relocates the building rental offices and amenities to the ground floor, giving the development increased accessibility to foot traffic and giving a proper place to arrive home for residents.

    Interior renovations will encompass nearly 75,000 s.f. and deliver 55 new apartments (52 on the first floor and 3 on the second floor). Other new first floor spaces cater to modern apartment living demands and include a gym, cinema, dog spa, co-working rooms, and a mail room. The exterior renovation creates a unique sense of place and defines a prominent building corner. The dynamic corner features large scale street art, vertical plantings, and vibrant orange street furniture that provides a place to sit and highlights the community name with the word “Chapman” prominently cut into the metal base of the benches.
